Vancouver, WA is still one of the best places in the Pacific Northwest to buy your first home. No state income tax, lower home prices than Portland, and a housing market that actually has some room to breathe right now. If you've been sitting on the sidelines waiting for the "perfect time," this is me telling you that waiting usually costs more than buying.
Here's how the whole process works, from your first conversation to getting the keys.
Before you start scrolling Zillow at midnight, get a real number. Not a rough guess from an online calculator — an actual pre-approval from a mortgage broker who has looked at your income, credit, and debt.
This matters for two reasons. One, you don't want to fall in love with a $450,000 house if your budget is $380,000. Two, sellers in Vancouver won't take your offer seriously without a pre-approval letter in hand.
The pre-approval process takes about 24 to 48 hours when you have your documents ready. You'll need your last two pay stubs, two months of bank statements, and your last two years of tax returns.
A lot of first-time buyers think they need 20% down. They don't. Here's what's actually available in Washington:
Conventional loans can go as low as 3% down. FHA loans go down to 3.5% with a credit score of 580 or above. And Washington State's Home Advantage program offers down payment assistance of 3%, 4%, or 5% — essentially free money toward your down payment — if your household income is under $180,000 and your credit score is 620 or above. That program alone has helped a lot of my clients buy way sooner than they thought possible.

Your bank offers you their products. A mortgage broker shops dozens of lenders on your behalf and finds the rate and program that actually fits your situation. In most cases, wholesale rates through a broker beat what you'd get walking into a bank branch.
This is especially true for first-time buyers, where loan program selection really matters. The wrong loan type can cost you thousands over the life of your mortgage.
Once you find the right house, your realtor submits an offer. In Vancouver's current market, homes are sitting a little longer than they were a few years ago, which means you have more room to negotiate on price and ask the seller to cover some of your closing costs.
Speaking of closing costs — plan for 2% to 3% of the purchase price on top of your down payment. On a $400,000 home, that's $8,000 to $12,000. There are strategies to reduce this, and that's one of my favorite conversations to have with clients before they start shopping.
Once you're under contract, the clock starts. Your lender will order an appraisal, underwriting will review your file, and you'll get a clear to close. On closing day, you sign a stack of documents, wire your down payment and closing costs, and get your keys.
The whole process from pre-approval to closing typically takes 30 to 45 days. It sounds like a lot, but when you have the right team, it moves fast and stays mostly stress-free.
